The Royal Oak is a stone’s throw from the beautiful sandy beaches of Cullen Bay in Morayshire. We are a family-run hotel offering the very best in guest accommodation, as well as a cosy bar and popular restaurant. The hotel is nestled between the famous viaduct and the historical fishing village of Seatown.
All of the guest rooms have been tastefully decorated and furnished, with your comfort in mind. We can accommodate all guests, so whether you are a solo traveller, couple, friend or family, we look forward o welcoming you.
Our hotel restaurant is open to residents and non-residents. We have light lunches, afternoon tea and evening meals available, showcasing the very best in local Scottish produce. On the menu, you will find locally caught fish, shellfish, Aberdeenshire beef, free-range pork, lamb and venison from our own property in the Great Glen. We cater to dietary requirements and have vegetarian, vegan, gluten-free and dairy-free menu choices.
At the end of the day, why not retire to our cosy bar. We stock a fine range of malt whiskies, craft gins, draught beer and real ale on tap. A good wine list is also available, offering whites, reds rose and bubbles from around the globe.
The Royal Oak is an ideal stopover for those travelling along the NC250, MC100 or the Moray Coastal Route or for those who wish to spend a few days in this stunning part of the world. The area offers an abundance of activities, such as golf, dolphin watching, sea angling, sea kayaking, cycling and walking. Take time to browse around the many antique shops in Cullen and take in the breathtaking views over the Moray Firth. A short drive away and you are in the heart of Speyside Scotch Whisky distilleries.

Waverley Villa is an attractive detached Victorian house that stands at the south end of the High Street as you enter Grantown-on-Spey from Aviemore.
We provide immaculate, comfortable and friendly bed and breakfast accommodation in the heart of the Scottish Highlands.
All our rooms are large, comfortable and have been recently decorated. We have two guestrooms. Both large rooms have en suite facilities. The double room is situated on the first floor. It is centrally heated and equipped with a television, hairdryer and hospitality tray. The family room is also situated on the first floor and has a double and single bed. It too is centrally heated and is equipped with a television, hairdryer and hospitality tray.
Our guest lounge has an open fire and 42" flat-screen TV.
Eat breakfast in our sunny dining room. We give all of our guests the option to choose what they would like for breakfast on a daily basis.
We can organise by prior arrangement clay pigeon shooting and seasonal pheasant, roe and red deer shoots.
Due to our central location, there is easy access for eating out at the many hotels, restaurants and cafes in Grantown-on-Spey and the surrounding area Waverley Villa is a three-minute walk from the centre of the town. It is a perfect location for exploring Strathspey and Badenoch, the Cairngorms and Aviemore, the Moray coast, the Scottish Highlands and Loch Ness.
The area offers, fishing, golfing, skiing, snowboarding, bird watching, walking, biking, water and mountain sports – or simply relax in this beautiful town on the edge of the Cairngorm National Park.
