We overlook open farm land and are in a very quiet spot. We have been doing Bed & Breakfast for over twenty years and very much look forward to seeing new and returning guests.

We are situated between the market towns of Beccles and Bungay, both 3.5 miles away. The cathedral city of Norwich is 15 miles away and the Suffolk coast - Lowestoft 13 miles, and Southwold 16 miles.

There are numerous places to eat out within a 7 miles radius. Our local village Kirby Cane hosts an Italian restaurant "The Olive Tree" which is superb. The village of Geldeston has two pubs, The Wherry Inn and the Lock Inn, which is down by the river in a very isolated position.
